General terms and conditions

This is an English translation provided for convenience. In case of any discrepancy, the Czech version prevails. Last updated: September 2026.

1. Introductory provisions and operator

These general terms and conditions (the “terms”) govern the rights and obligations when using the RentControl.cz website and the RentControl web application (the “app”), and when requesting and providing property management and related real estate services (the “services”). The website, the app and the services are operated and provided by:

(the “operator”). The terms consist of a general part (sections 1–2 and 5–9), a part on the app (section 3) and a part on management and real estate services (section 4).

2. Definitions

3. The RentControl app

3.1 Description and price

The app is an online tool for landlords for keeping records of properties, tenants, contracts, payments, meter readings and billing, an overview of the portfolio, mortgages, depreciation and taxes, generating documents (e.g. lease and sublease agreements, amendments, handover reports) and signing them electronically. The app is provided free of charge. The operator may introduce paid features in the future; it will inform users of such a change in advance and will not activate a paid feature without their express consent.

3.2 Account

Using the app requires registration (by e-mail or a Google account). The user must provide truthful information and protect their login details. The user is responsible for any activity carried out under their account. The user may cancel the account at any time directly in the app.

3.3 Documents, calculations and electronic signature

Document templates, calculations, calculators and informational articles are for guidance only and do not constitute legal, tax or investment advice. The user is responsible for the content of documents they create, edit and use in the app and for their suitability for the specific situation. The electronic signature in the app is a simple electronic signature within the meaning of the eIDAS Regulation; the app records the date, time, IP address, verification method and document fingerprint as evidence of the signature.

3.4 Third-party data

If the user enters personal data of third parties into the app (in particular tenants and occupants), the user is the controller of that data and the operator is its processor. Details are set out in the Privacy policy, section 8 of which constitutes a data processing agreement between the user and the operator.

4. Property management and real estate services

4.1 Services offered

The operator offers in particular: property management (finding and screening tenants, contracts, handovers, payments, billing, communication and arranging repairs), guaranteed rent (the operator leases the apartment, pays the owner the agreed rent regardless of occupancy and sublets the apartment), finding an investment apartment, brokering sales and purchases (e.g. the “Swap old for new” service) and indicative estimates of market rent and price.

4.2 Enquiry and conclusion of a contract

Sending an enquiry through a form on the website is without obligation and does not in itself create a contractual relationship or any obligation to pay. The operator will respond to the enquiry and may prepare an individual offer. A contractual relationship arises only upon signing an individual contract, which sets out the scope of the service, price, duration, termination conditions and other terms. The provisions of the individual contract take precedence over these terms; these terms apply to matters not covered by the individual contract.

4.3 Price

The price of a service is always stated in the individual offer and contract. Price information on the website (e.g. an indicative percentage of rent) is for information only. The initial consultation, viewing and quote are free of charge.

4.4 Rent and price estimates

Free estimates of market rent and market price are indicative, based on the operator’s experience and available market data, and are not an expert valuation or a valuation under the Czech Property Valuation Act.

4.5 Real estate brokerage

The operator provides brokerage of the sale, purchase or lease of real estate in accordance with Czech Act No. 39/2020 Coll., on Real Estate Brokerage, always on the basis of a written brokerage agreement. The operator is an obliged entity under Czech Act No. 253/2008 Coll., on Certain Measures against Money Laundering, and is therefore entitled and obliged to identify and verify the client.

4.6 Client cooperation

The client must provide the operator with truthful and complete information about the property, hand over the necessary documents and keys and inform the operator of any facts that may affect the provision of the service (e.g. restrictions on ownership, rules of the owners’ association, the owner’s consent to subletting).

5. Information for consumers

6. Liability

The operator makes reasonable efforts to ensure the availability and security of the app, but does not guarantee its uninterrupted operation and may modify it, temporarily restrict it for maintenance or discontinue it. The app is provided “as is”; the operator is not liable for decisions made on the basis of information, calculations and documents from the app, or for loss of data caused by the user. The operator’s liability for the services under section 4 is governed by the individual contract and the law. The limitations of liability do not apply to consumers to the extent not permitted by law.

7. Intellectual property

The app, the website, their content, document templates and calculators are protected by copyright. The user may use documents they create for their own needs and the needs of their tenancies; otherwise they may not copy or distribute the content of the website and the app without the operator’s consent.

8. Personal data protection

The processing of personal data is governed by the Privacy policy.

9. Changes and final provisions

The operator may reasonably amend these terms; it will inform registered users of material changes in advance by e-mail or in the app. A user who does not agree with a change may cancel their account. A change applies to ongoing individual contracts only if the contract allows it. Relationships not governed by these terms are governed by the laws of the Czech Republic, in particular the Civil Code. These terms are effective from 1 October 2026.
