We arrange your mortgage for an apartment, house or land
We compare bank offers, negotiate the best possible terms and handle the whole mortgage for you – from the first calculation through the property valuation to the drawdown. Including mortgages for foreigners buying property in the Czech Republic.
Mortgages for foreigners
Getting a Czech mortgage as a foreigner is possible, but every bank has different rules – and the requirements are usually in Czech. We arrange mortgages for foreigners and guide you through the process in English:
EU citizens
Citizens of EU/EEA countries and Switzerland can usually get a mortgage on similar terms to Czech citizens, especially with registered residence and income in the Czech Republic.
Residence permit holders
Non-EU citizens with a Czech residence permit (temporary or permanent) – the type and length of the permit affect which banks will lend and how much.
Income from abroad
If you earn in another country or currency, we look for banks that accept foreign income and set up the loan accordingly.
Documents and translations
We tell you exactly which documents the bank needs, help with official translations and communicate with the bank on your behalf.
Conditions for foreigners – such as the required down payment, accepted income and residence status – differ significantly between banks and individual cases. In a free consultation we will tell you what is realistic in your situation.
Why arrange your mortgage with us
A mortgage is probably the biggest financial commitment of your life. A few tenths of a percent in the interest rate or a poorly chosen fixed period can cost you a lot of money. Leave it to us:
Comparison of bank offers
We do not just compare advertised rates. We calculate the total cost of the loan at several banks and recommend the one that is really best for you.
Better terms negotiated
We know how to negotiate with banks – on the rate, fees, valuation and conditions for early repayments.
We handle it for you
We prepare the application, collect the documents, arrange the property valuation and keep track of deadlines until drawdown.
In English
You do not need to speak Czech. We explain everything in English and deal with the Czech bank for you.
A repayment that fits
We set the loan amount, term and fixed period so that the repayment matches your budget and plans.
Solutions for complex cases
Self-employed, foreign income, lower down payment, co-ownership or buying before selling – we find a way even where a bank first says no.
Linked to the property
We can align the mortgage with buying, selling and letting – from finding an investment apartment to managing it.
We watch your fixed period
We let you know well before your fixed rate ends and compare whether to stay or refinance elsewhere.
What we can help with
A mortgage is not just “a loan for a flat”. We can help in practically any situation:
Buying your own home
A mortgage for an apartment or house you will live in – including new builds from developers.
Buy-to-let apartment
Financing an apartment to let, where some banks also take the future rental income into account.
Buying land
A mortgage for a building plot, possibly combined with subsequent construction.
Building a house
Financing self-build or turnkey construction, with gradual drawdown according to the budget.
Renovation and modernisation
A loan to repair, renovate or insulate an apartment or house.
Refinancing
Moving your mortgage to another bank with a better rate, or negotiating better terms at the end of the fixed period.
Debt consolidation
Combining several loans into one mortgage with a lower repayment.
Equity release (“American mortgage”)
A non-purpose loan secured by property – for anything, at a lower rate than a consumer loan.
Cooperative apartments
Financing the purchase of a cooperative share or the transfer of a cooperative apartment into ownership.
Buying out a co-owner
Paying out a co-owner, a former partner after divorce, or other heirs.
Buying before selling
Bridging finance when you buy a new home before selling the old one.
Buying at auction
Financing property bought at auction, where the price must be paid quickly.
Self-employed and business owners
A mortgage even with business income, based on tax returns or a shorter income history.
Foreigners and foreign income
Mortgages for foreigners buying property in the Czech Republic and for Czechs working abroad.
First-time buyers
Mortgages for applicants under 36, where banks may finance a higher share of the price.
Lower down payment
Solutions secured by another property (e.g. your parents’) if you do not have enough savings.

Frequently asked questions
Can a foreigner get a mortgage in the Czech Republic?
Yes. EU citizens usually get a mortgage on similar terms to Czech citizens; non-EU citizens typically need a Czech residence permit. Requirements such as the down payment and accepted income differ between banks, so we compare them for you.
How much of my own money do I need?
Banks usually finance up to 80% of the property value, and up to 90% for applicants under 36 buying their own home. Requirements for investment property and for foreigners tend to be stricter.
Do I need to speak Czech?
No. We explain everything in English and handle communication with the bank. Some documents may need an official translation – we will tell you which ones.
How long does it take?
Usually several weeks from the application to the drawdown, depending on the bank, the type of property and how quickly the documents are provided.
Can I get a mortgage if I am self-employed?
Yes. Banks assess income from tax returns and each treats it differently – which is exactly why comparing several banks pays off.
How much do your services cost?
We always tell you the terms of our cooperation upfront in a free consultation. No hidden fees.
Need a mortgage?
Tell us what you are buying or refinancing and we will get back to you with a free, no-obligation calculation. You can write to us in English.
