How guaranteed rent works
Unlike standard property management, we lease the apartment ourselves and sign a lease with you for a fixed amount. The vacancy risk is transferred to us:

Viewing and rent offer
We view the apartment, assess its potential and propose the guaranteed monthly rent we will pay you.

Lease agreement with you
We sign a lease agreement with you that allows us to sublet the apartment, and immediately start looking for a tenant.

We find the first tenant
We prepare and advertise the apartment and thoroughly screen tenants – search, contracts and communication are all on us.

We pay you every month
Guaranteed rent starts from the month in which the apartment is first let. From then on you receive it regularly every month – even if the first tenant leaves, the flat stands empty for a while or a tenant does not pay. We keep looking after the apartment and carry that risk.

We return the apartment in good order
When our cooperation ends, we hand the apartment back in the agreed condition; we take care of routine maintenance along the way.

Why guaranteed rent pays off
“But guaranteed rent is lower than market rent.” True – yet the market rent in an advert is not what actually lands in your account. Three things eat into it that do not exist with a guarantee:
Empty months
Every change of tenant means weeks without income. Two empty months cut more than 15% of the annual rent.
Non-paying tenants
One non-paying tenant means months without rent plus eviction costs. With a guarantee, that is our problem.
The best achievable rent
We let the apartment at the top of what the market will bear and fill it fast (8 days on average). That is why we can guarantee you a fixed amount.
How much we will pay you
Guaranteed rent is usually slightly lower than the full market rent – the difference is the price for us taking over all the risk and hassle. We propose a specific amount after viewing the apartment, based on its location, condition and achievable rent. You know everything upfront and approve it before signing anything.
How much does the service cost?
Every offer is individual and depends on the apartment – location, condition, layout and achievable rent. As a guide, expect roughly 15% of the market rent.
The key point is that we can set the rent higher than you would achieve letting it yourself or with a competitor. So the real difference in what you end up with is smaller than it seems at first glance – and on top of that, we pay you every month without fail.

When do you start paying the guaranteed rent?
From the month for which we find the first tenant – on average we let the apartment within 8 days. From then on we pay you the agreed amount every month, regardless of whether the apartment is occupied.
Will I really get rent even when the apartment is empty?
Yes. Once the guaranteed rent starts (from the first tenant), we keep paying it even if the tenant later leaves and the flat is empty between tenants, or a tenant does not pay. We take over both the vacancy and the non-payment risk.
Why is guaranteed rent lower than market rent?
The difference is the price of certainty and convenience. We carry the risk of an empty flat and non-paying tenants and run the whole letting process.
Who pays for repairs and damage?
We take care of routine maintenance and running costs. Major repairs and improvements to the apartment remain the owner’s responsibility, always by agreement.
How long is the contract?
Usually for a longer period so that it makes sense for both sides. We will discuss the exact length and terms in a free consultation.
Do I need to be in the Czech Republic?
No. We can arrange the viewing, contract and handover so that you do not have to travel. You can follow everything online in the RentControl app.
